SOURCE Racks — Tenant & Customer Services

Everything Your New Space Needs
From One Partner

Signing the lease is the easy part. Getting a warehouse actually running — racked, powered, permitted, and ready for day-one operations — is where most move-ins slow down. SOURCE Racks closes that gap.

One Team for the Entire Fit-Out

We Turn an Empty Building Into a Working Operation

We're your single operational partner for outfitting a facility. Instead of juggling a dozen vendors, chasing separate estimates, and hoping the permitting lines up, you get one team coordinating every trade that turns an empty building into a working operation — from the racking your product sits on to the sprinklers over it and the permits that make it all legal. The result: fewer surprises, one point of contact, and a space you can occupy and operate faster.

01 — Racking The Backbone

Racking

The backbone of your operation. We design, supply, and install storage systems built around how your product actually moves — selective pallet racking, push-back, drive-in, pallet and carton flow, cantilever, and mezzanines. We validate that the building can safely hold your required pallet counts and commodity types before anything goes in, so your layout maximizes capacity without cutting corners on safety or code.

What we handleLayout design, capacity validation, seismic-rated systems, new and quality used racking, and full installation.

02
02 — Office Furniture Workspace Ready

Office Furniture

Your team needs a workspace from day one. We outfit the office and support areas of your facility — workstations, desks, seating, conference and break rooms — coordinated to be in place as the rest of the fit-out comes together, so people can work the moment you take occupancy.

What we handleSpace planning, furniture supply, delivery, and installation.

03 — Equipment Keep Product Moving

Equipment

The machines that keep product moving. We source and supply the equipment your operation runs on — forklifts, scissor lifts, order pickers, and floor scrubbers — matched to your aisle widths, lift heights, and throughput. One partner for the fleet means less time spent comparing specs and quotes across separate dealers.

What we handleEquipment selection matched to your racking and layout, sourcing, and delivery coordination.

04
04 — IT / Low Voltage Connected Day One

IT / Low Voltage

The invisible infrastructure your operation depends on. We handle structured cabling and low-voltage systems — network and data drops, security and access control, cameras, and communications — so your WMS, scanners, and connected equipment are online when you are.

What we handleStructured cabling, data and network drops, security/access control, and camera systems.

05 — LED Lighting Brighter, Cheaper

LED Lighting

Better light, lower operating cost. We design and install high-efficiency LED lighting tuned to your rack layout and aisle spacing — improving visibility and safety on the floor while cutting energy costs. Where available, we help you take advantage of utility rebates and efficiency incentives.

What we handleLighting design around your layout, LED supply and installation, and rebate/incentive guidance.

06 — Electrical Work Power Where You Need It

Electrical Work

Power where you need it, sized for what you're running. Our electrical scope supports the whole fit-out — panels, circuits, and dedicated power for equipment, charging stations, lighting, and low-voltage systems — coordinated with every other trade so nothing gets installed twice or missed.

What we handlePower distribution, equipment and charging circuits, and coordination with lighting and IT.

07 — Sprinklers Storage Meets Safety

Sprinklers

Storage and fire protection have to be designed together. We evaluate and modify sprinkler systems to match your rack configuration and the commodities you're storing — a requirement for high-pile storage and a common reason move-ins stall. We make sure the system and the storage plan are compatible before you commit.

What we handleSprinkler evaluation, in-rack and system modifications, and coordination with your storage design and permits.

08
08 — All Permits Cleared to Occupy

All Permits

The step that quietly controls your timeline. We manage the full permitting process — building permits, high-pile storage permits, seismic and structural calculations, and commodity reports — and stay with it from submittal through sign-off. You get expert guidance through the parts that most often delay occupancy, handled start to finish.

09 — Why Us Why One Partner Matters

Every Service Here Touches the Others

Your sprinkler design depends on your racking. Your permits depend on both. Your electrical has to account for your lighting and your equipment. When those pieces come from separate vendors who don't talk to each other, the gaps become your problem — and your delay.

SOURCE Racks manages all of it under one roof, with one point of contact and end-to-end project management. We assess the building, validate your needs, coordinate the estimates and permitting, and manage the fit-out through move-in — so you can focus on running your business instead of building it.

One partner. One point of contact. A building that's ready to work.
